Cazaubon, the town

Cazaubon covers 55.6 km², lies between 92 and 183 m above sea level and had 1,665 inhabitants in the 2023 census.

Cazaubon (Casaubon in Gascon) is a French commune situated in the département of Gers, in the Occitanie region. From a historical and cultural standpoint, the commune lies within the Bas-Armagnac, or Armagnac noir, a territory nestled between the valleys of the Auzoue, the Gélise, the Douze and the Midou. Exposed to an altered oceanic climate, it is drained by the Douze, the Estampon, the Bergon, the Uby and various other small watercourses.

A little history

Covered in vast forests and scattered with impenetrable marshes, the land was first inhabited by the Iberians, who came from Spain. The Romans and the Barbarians had brought their share of devastation and progress, when in 581, the Basques or Vascons descended from the peaks of the Pyrenees to help their brethren repel Frankish domination. Having become masters of Vasconia, which then took the name of Gascony, they bestowed upon their leader the title of Duke. Aquitaine fragmented over successive inheritances into a multitude of divisions, and around 920, Bernard became the first Comte d'Armagnac.

The studio carries the highest price per square metre and the T2 the lowest, a gap of 7 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The studio is what changes hands most often here, with 34 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Cazaubon

Pricing in Cazaubon starts by placing your property inside the €1,165 to €1,654 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 65 sales a year, Cazaubon is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Cazaubon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Cazaubon

Reading the €1,165 to €1,654 band is a buyer’s main tool in Cazaubon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

How the Cazaubon market is moving

Over the last twelve published months the median apartment price moved by -12.3 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.

No five-year reading is available for Cazaubon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Condom sits 20 % below and L'Isle-Jourdain 69 % above. Those are the gaps a buyer widening their search area actually meets.
