Beaulieu-sur-Mer (Bèuluec in Niçard Occitan) is a French commune situated in the département of Alpes-Maritimes, in the region of Provence-Alpes-Côte d'Azur. Its inhabitants are known as the Berlugans. Since the 19th century, it has attracted a wealthy international tourist clientele and prestigious foreign residents.
A little history
The territory of Beaulieu-sur-Mer has been inhabited since prehistoric times. A cave located in the quarter of la Petite Afrique (now destroyed) yielded traces of occupation from the Palaeolithic period and was found in the late 19th century. Works carried out on the site of the Giaume shops and the Hôtel Empress, in the town centre, led to the discovery of Neolithic ceramics. No Iron Age site is known on the territory of the commune, but, in the 19th century, significant traces of Roman-period occupation were discovered in the area of the railway station and along the seafront, around the chapelle Notre-Dame d'Olivo, where more than a hundred ancient burial sites were uncovered.

Selling in Beaulieu-sur-Mer
Pricing in Beaulieu-sur-Mer starts by placing your property inside the €6,538 to €9,701 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 123 sales a year, Beaulieu-sur-Mer is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Beaulieu-sur-Mer property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Beaulieu-sur-Mer
Reading the €6,538 to €9,701 band is a buyer’s main tool in Beaulieu-sur-Mer. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
