Vesoul, the town

Vesoul covers 9.1 km², lies between 213 and 375 m above sea level and had 15,078 inhabitants in the 2023 census.

Vesoul (pronounced [vəzul] or [vəzu]), known as Vzou in Franc-Comtois, is a commune in the east of France, prefecture of the département of Haute-Saône, in Franche-Comté, in the administrative region of Bourgogne-Franche-Comté. A chef-lieu of cantons and of an arrondissement, it is the main town of the communauté d'agglomération de Vesoul et du pays de Vesoul et du Val de Saône. In 2023, it has 15,078 inhabitants.

A little history

Certain traces and imprints confirm that Vesoul and its agglomeration were occupied during Prehistory. Objects left by populations certify that men manufactured and used tools in the Vesoul region during the various prehistoric ages. Prehistoric objects, principally tools, were found on the various slopes of La Motte. Also, around Vesoul, objects were discovered at the camp de César and at the plateau de Cita, two sites situated to the south of the town which have yielded numerous remains of prehistoric stone weapons.

Selling in Vesoul

Pricing in Vesoul starts by placing your property inside the €926 to €1,424 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 231 sales a year, Vesoul absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Vesoul property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Vesoul

Reading the €926 to €1,424 band is a buyer’s main tool in Vesoul. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Vesoul market is moving

Over the last twelve published months the median apartment price moved by +2.3 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Vesoul. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Fontaine-lès-Luxeuil sits 60 % below and Rioz 63 % above. Those are the gaps a buyer widening their search area actually meets.
