Vaires-sur-Marne (pronounced [vɛʁ syʁ maʁn]) is a French commune situated in the département of Seine-et-Marne in the Île-de-France region. Vaires-sur-Marne hosted the rowing and canoe-kayak (flatwater and slalom) events of the Paris 2024 Summer Olympic and Paralympic Games.
A little history
According to the town's website, the history of Vaires "begins 500,000 years ago, with stone tools dating from that period having been found on the territory of the commune". The first mention of the name Vaires appears in 710, given to a rural estate that was then dependent on Lagny-sur-Marne. In May 1430, Jeanne d'Arc, coming from Lagny-sur-Marne, did battle with the Burgundians, commanded by the captain Franquet d'Arras (taken prisoner, Franquet d'Arras was beheaded at Lagny), at the locality known as la or les Plaines.

Selling in Vaires-sur-Marne
Pricing in Vaires-sur-Marne starts by placing your property inside the €3,032 to €4,250 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 150 sales a year, Vaires-sur-Marne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Vaires-sur-Marne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Vaires-sur-Marne
Reading the €3,032 to €4,250 band is a buyer’s main tool in Vaires-sur-Marne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
