The commune is the chef-lieu of the métropole Tours Val de Loire and, together with its intercommunality, constitutes one of the 22 official French métropoles. A little history
Excavations carried out in the area of the hôpital Clocheville and near the Halles revealed the existence of scattered pre-Roman settlements, which appear to have been abandoned during the 1st century BC. At the beginning of our era, a significant town was founded along Roman lines and dedicated by its inhabitants to Caesar. With an estimated area of at least 80 ha, it took the name of Caesarodunum. It was provided with a large amphitheatre, at least one temple and two thermal establishments. A bridge made it possible to cross the Loire.

Selling in Tours
Pricing in Tours starts by placing your property inside the €2,200 to €3,450 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 2,256 sales a year, Tours absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Tours property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Tours
Reading the €2,200 to €3,450 band is a buyer’s main tool in Tours. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Start with BriveoHow the Tours market is moving
Over the last twelve published months the median apartment price moved by +1.2 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Tours. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saint-Pierre-des-Corps sits 46 % below. Those are the gaps a buyer widening their search area actually meets.
