Joué-lès-Tours, the town
Joué-lès-Tours covers 32.4 km², lies between 44 and 96 m above sea level and had 38,423 inhabitants in the 2023 census. Its inhabitants are called the jocondien.
Joué-lès-Tours is a French commune in the south-west suburbs of Tours, situated in the département of Indre-et-Loire, in the Centre-Val de Loire region. With nearly 39,000 inhabitants in 2020, it is the second largest commune in the département after the town of Tours. Exposed to an altered oceanic climate, it is drained by the Cher, the Petit Cher and various other small watercourses.
A little history
The town was given by Charles le Simple to the chapter of Saint-Martin de Tours. According to certain writers, it was from the territory of the commune that in 732 Charles Martel launched his pursuit of the Saracens from Joué-lès-Tours, from a place whose toponym is Les Landes de Charlemagne. The Cassini maps indicate this place, however, under the name les Landes du Pressoir, a little to the south of Joué-lès-Tours. Setting off from there, this cavalry charge is said to have continued as far as l'Ancien Poitiers, which is our present-day Châtellerault.

Buying in Joué-lès-Tours
Reading the €1,618 to €2,652 band is a buyer’s main tool in Joué-lès-Tours. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
