Sète, the town
Sète covers 24.2 km², lies between 0 and 176 m above sea level and had 45,337 inhabitants in the 2023 census. Its inhabitants are called the Sétois.
Sète (pronounced locally [ˈsɛ.tə] or even [ˈsi̯e.tə]), written Cette until 1928, is a French commune situated in the south-east of the département of Hérault in the région of Occitanie. Exposed to a Mediterranean climate, it is crossed by the canal du Rhône à Sète. The commune possesses a remarkable natural heritage, three Natura 2000 sites (the «herbiers de l'étang de Thau», the «corniche de Sète» and the «étang de Thau et lido de Sète à Agde»), a protected area (the «Lido de Thau») and six natural zones of ecological, faunal and floral interest.
A little history
The name appears in antiquity in Ptolemy (Géographie II.10.2.) as Σήτιον ὄρος, in Avienus (Ora maritima) as Setius… mons, and in the cartulaire d'Aniane as fiscum… qui nuncupatur Sita. It appears that before the creation of the national-scale port, Sète was no more than a simple fishing village in the Pays de Thau. In 1596, Henri de Montmorency, governor of Languedoc, chose the cap de Sète to establish the vieux port de Sète. The works were entrusted to Jean Donnat and were ordered by Pierre d'Augier, prévôt (Ancien Régime) général du Languedoc.

Selling in Sète
Pricing in Sète starts by placing your property inside the €2,498 to €4,455 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 1,096 sales a year, Sète absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Sète property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Sète
Reading the €2,498 to €4,455 band is a buyer’s main tool in Sète. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Start with BriveoHow the Sète market is moving
Over the last twelve published months the median apartment price moved by +1.5 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Sète. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Béziers sits 53 % below and La Grande-Motte 59 % above. Those are the gaps a buyer widening their search area actually meets.
