Agde [ˈagdə] (in Occitan Agde ['atte]) is a French commune situated in the south of the département of l'Hérault, in the région of Occitanie. Exposed to a Mediterranean climate, it is drained by the canal du Midi, the Hérault, the ruisseau de l'Ardaillou, the ruisseau des Courredous and by various other small watercourses.
A little history
Humans have been present in the region since the beginning of the Palaeolithic (approximately one million years before our era), however the remains found in the commune are very rare. This territory was marked by strong fluctuations in the shoreline, linked to the alternation of glacial and interglacial periods. Within the commune, several sites attest to the presence of settlements in the Neolithic period, then in the protohistoric era (the Copper Age and the Bronze Age). The first historical occupants of the region of Agde were the Ligures and the Ibères, then, around the 3rd century BC.

Selling in Agde
Pricing in Agde starts by placing your property inside the €2,835 to €4,694 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 1,941 sales a year, Agde absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Agde property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Agde
Reading the €2,835 to €4,694 band is a buyer’s main tool in Agde. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Over the last twelve published months the median apartment price moved by -0.6 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Agde. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Béziers sits 57 % below and La Grande-Motte 46 % above. Those are the gaps a buyer widening their search area actually meets.
