Saint-Herblain, the town

Saint-Herblain is a commune situated in the département of Loire-Atlantique, in the Pays de la Loire region, on the western outskirts of Nantes. With 50,973 inhabitants in 2023, it is the third largest commune in the département by population and the second largest in Nantes Métropole after Nantes. Inhabited since the Neolithic period, the town is marked by its proximity to Nantes, whose notables acquired land in Saint-Herblain in order to obtain a title of nobility or to have a holiday residence.
A little history
Few traces of the commune's past survive, as Saint-Herblain only became an important town at the end of the 20th century. Recent excavations attest to the presence of humans in the commune during the Neolithic period. Those same excavations revealed that the site of the village of Preux concealed the remains of a Gallo-Roman villa, where fruit and cereals were produced, between the second part of the 1st century and the 5th century. In 2005, during the construction of the Zénith, on the Zac Ar Mor, archaeological excavations led to the discovery of a funerary monument dating from the Bronze Age (1900–1700 BCE).

Selling in Saint-Herblain

Buying in Saint-Herblain
Reading the €2,094 to €3,182 band is a buyer’s main tool in Saint-Herblain. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
