Saint-Denis (in Réunionnais Creole, Sin-Dni), sometimes unofficially Saint-Denis de La Réunion, is a French commune situated in the north of the overseas department and region of La Réunion, whose population stood at 155,634 inhabitants at the last census of 2023. This demographic situation made it the 20th commune in France and the largest city in French overseas territories. Saint-Denis is also the 40th conurbation in France, with 192,727 inhabitants in 2023.
A little history
Although the island of La Réunion was discovered in the 12th century, or even in the 8th century, there was no indigenous population before the arrival of Europeans who landed during the 17th century on the western coast. Officially attached to the possessions of the King from 1642, it was not until 1663 that the island received its first permanent inhabitants, and four years more for Saint-Denis. At that time, Saint-Paul, whose bay offered better anchoring and wind conditions, was the entry point to the island, but it was abandoned in favour of Saint-Denis, whose climate and land assets gave it other advantages.

Selling in Saint-Denis
Pricing in Saint-Denis starts by placing your property inside the €2,128 to €3,003 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 1,291 sales a year, Saint-Denis absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Saint-Denis property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Saint-Denis
Reading the €2,128 to €3,003 band is a buyer’s main tool in Saint-Denis. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
