Pointe-à-Pitre, the town

Pointe-à-Pitre covers 2.7 km², sits at 0 m above sea level and had 15,040 inhabitants in the 2023 census.

Pointe-à-Pitre (in Guadeloupean Creole, Lapwent) is a French commune situated in the département of Guadeloupe. Inhabited in 2023 by 15,040 people, the commune is, together with the neighbouring commune of Les Abymes, within an urban unit of 253,438 inhabitants (the 26th largest in France) and an attraction area of 315,878 inhabitants (the 40th largest in France). Pointe-à-Pitre has been, since 2007, the sole sous-préfecture of Guadeloupe. It is the chef-lieu of the arrondissement de Pointe-à-Pitre and the economic capital of Guadeloupe.

A little history

From the very beginning of the colonisation of Guadeloupe, the site of Pointe-à-Pitre attracted the attention of royal agents. It presented numerous natural advantages, which made it immediately an alternative to the town of Basse-Terre. However, owing to the unhealthiness of the site, the authorities hesitated for a long time to establish a settlement there. The town of Pointe-à-Pitre was founded in the middle of the 18th century on the marshy banks of the Baie du Petit Cul-de-sac marin, on account of its geographical position and the anchorages it offered.

Selling in Pointe-à-Pitre

Pricing in Pointe-à-Pitre starts by placing your property inside the €969 to €1,729 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 79 sales a year, Pointe-à-Pitre is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Pointe-à-Pitre property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Pointe-à-Pitre

Reading the €969 to €1,729 band is a buyer’s main tool in Pointe-à-Pitre. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Pointe-à-Pitre market is moving

Over the last twelve published months the median apartment price moved by -7 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.

No five-year reading is available for Pointe-à-Pitre. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saint-Martin 181 % above. Those are the gaps a buyer widening their search area actually meets.
