Fort-de-France (in Martinican Creole, Fodfwans) is a French commune, chief town of the unique territorial collectivity of Martinique and chief town of the arrondissement of Fort-de-France. Its inhabitants are called the Foyalais. This town, which has 76,512 inhabitants as of 2019, concentrates significant administrative, military and cultural functions.
A little history
The history of Fort-Royal, which became Fort-de-France in 1807, has been marked since the founding of the colony by its rivalry with Saint-Pierre and by the natural disasters that devastated the city on several occasions. It was the eruption of the montagne Pelée in 1902 that, by devastating Saint-Pierre, established Fort-de-France as the capital city of Martinique. While the Caribs favoured the windward coast (Atlantic coast) and the south of the island for their settlements, the French settlers established themselves from 1635 on the leeward coast (Caribbean coast) on the site of Saint-Pierre, by constructing a small fort at the mouth of the river Roxelane.

Selling in Fort-de-France
Pricing in Fort-de-France starts by placing your property inside the €1,865 to €3,211 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 397 sales a year, Fort-de-France absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Fort-de-France property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Fort-de-France
Reading the €1,865 to €3,211 band is a buyer’s main tool in Fort-de-France. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Over the last twelve published months the median apartment price moved by +8.5 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.
No five-year reading is available for Fort-de-France. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Le Robert sits 18 % below and Le Diamant 129 % above. Those are the gaps a buyer widening their search area actually meets.
