Montlhéry, the town

Montlhéry covers 3.3 km², lies between 64 and 152 m above sea level and had 9,772 inhabitants in the 2023 census.

Montlhéry (pronounced [mɔ̃leʁi]) is a French commune situated in the département de l'Essonne in the Île-de-France region. A prominent town of the Hurepoix, fiefdom of the Montlhéry family since 991 and then a royal domain from 1118, Montlhéry is famous for its tower, the battle that took place there on 16 July 1465 and its strategic position on the major historic axis from Paris to Orléans, today the former route nationale 20. It gives its name to the military camp of the 121e régiment du train and, in part, to the autodrome de Linas-Montlhéry, both situated on the territories of nearby communes.

A little history

For a long time, Montlhéry benefited from its favourable position, like other villages in Île-de-France, along the road linking Paris to Orléans, a strategic axis. The evolution of transport routes placed the town in a degree of isolation. Like its neighbours, it centred on market gardening activity, favoured by the quality of the soils and the demand from nearby Paris. Human presence is attested from the Neolithic period by the discovery of cut and polished stones and pottery. The Roman road linking Paris to Orléans was for a long time of great importance.

By property type in Montlhéry, T2 at €3,500/m², studio at €3,400/m², T3 at €3,188/m², T4 at €3,147/m².

The T2 carries the highest price per square metre and the T4 the lowest, a gap of 11 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T2 is what changes hands most often here, with 37 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Montlhéry

Pricing in Montlhéry starts by placing your property inside the €2,822 to €3,874 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 102 sales a year, Montlhéry is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Montlhéry property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Montlhéry

Reading the €2,822 to €3,874 band is a buyer’s main tool in Montlhéry. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Montlhéry market is moving

Over the last twelve published months the median apartment price moved by +6.1 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Montlhéry. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Évry-Courcouronnes sits 33 % below and Massy 24 % above. Those are the gaps a buyer widening their search area actually meets.
