Viry-Châtillon (pronounced [viʁi ʃat̪ijɔ̃]) is a French commune situated twenty-one kilometres south of Paris in the département of l'Essonne in the Île-de-France region. Shared estates passed between illustrious families, Viry-sur-Orge, the agricultural market town situated on the road from Paris to Fontainebleau, and Châtillon-sur-Seine, a village on the banks of the river, merged in 1790. Endowed in the 19th century with the gare de Viry-Châtillon on the new line from Villeneuve-Saint-Georges to Montargis, the commune welcomed the world's first organised aerodrome in 1909.
A little history
Worked flints have been uncovered near the present-day town centre, attesting to human occupation of the site since Prehistoric times. The etymology of the place appears to attribute the construction of a Gallo-Roman villa rustica to a landowner by the name of Verus. However, the first written mention of the place came in 1093 with the description of the estate of Vulgrain de Viry under the name Viriaco et Castellonio in a deed from the cartulary of Longpont. In 991 a fief of the Marches existed at Viry.

Selling in Viry-Châtillon
Pricing in Viry-Châtillon starts by placing your property inside the €2,285 to €3,303 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 300 sales a year, Viry-Châtillon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Viry-Châtillon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Viry-Châtillon
Reading the €2,285 to €3,303 band is a buyer’s main tool in Viry-Châtillon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
