Palaiseau, the town
Palaiseau covers 11.5 km², lies between 47 and 159 m above sea level and had 37,471 inhabitants in the 2023 census.
Palaiseau (pronounced [palɛzo]) is a French commune situated eighteen kilometres south-west of Paris, sub-prefecture of the département of Essonne, in the Île-de-France region. A royal domain in the 6th century and again in the 18th century on the important road from Chartres to Paris, the commune developed strongly from the 19th century onwards with the arrival of the railway. Palaiseau then became a holiday destination, and writers such as George Sand, Alexandre Dumas and Charles Péguy built their villas and small châteaux near the stations.
A little history
The history of Palaiseau begins with the construction for Childebert Ier of a small castle, called palatiolum in Latin, which gave the place its name. Later, Queen Bathilde, wife of King Clovis II, settled there with her son, Clotaire. She was behind the founding of an abbey near the castle, with the monk saint Wandrille who had come from Rouen in connection with a matter concerning the abbaye des Fontanelles. The existence of the site is recorded from 25 July 754, the date on which Pépin le Bref donated the domain of Palaiseau and its dependencies to the abbaye de Saint-Germain-des-Prés during, it is said, the exhumation of the remains of saint Germain in the presence of the Pope.

Selling in Palaiseau
Pricing in Palaiseau starts by placing your property inside the €3,244 to €4,603 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 378 sales a year, Palaiseau absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Palaiseau property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Palaiseau
Reading the €3,244 to €4,603 band is a buyer’s main tool in Palaiseau. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Start with BriveoHow the Palaiseau market is moving
Over the last twelve published months the median apartment price moved by -5.8 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.
No five-year reading is available for Palaiseau. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Évry-Courcouronnes sits 43 % below and Massy 5 % above. Those are the gaps a buyer widening their search area actually meets.
