Le Kremlin-Bicêtre is a French commune in the Métropole du Grand Paris, located in the département of Val-de-Marne in the Île-de-France region.
A little history
In the Middle Ages, the territory of the present-day commune fell within the parish of Gentilly. Until the 18th century, the history of Le Kremlin-Bicêtre is bound up with that of the estate that would become the château and then the hôpital de Bicêtre. This was moreover probably the only building on this territory during that period. The first recorded owner on this site is Pierre le Queux, who owned an estate, La Grange-aux-Queulx, which is said to have been given to him by Louis VIII.

Selling in Le Kremlin-Bicêtre
Pricing in Le Kremlin-Bicêtre starts by placing your property inside the €5,000 to €6,552 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 243 sales a year, Le Kremlin-Bicêtre absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Le Kremlin-Bicêtre property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Le Kremlin-Bicêtre
Reading the €5,000 to €6,552 band is a buyer’s main tool in Le Kremlin-Bicêtre. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
