Villejuif, the town
Villejuif covers 5.3 km², lies between 62 and 130 m above sea level and had 60,183 inhabitants in the 2023 census.
Villejuif is a French commune situated in the Val-de-Marne département in the Île-de-France region. It is part of the métropole du Grand Paris. Its inhabitants are known as the Villejuifois.
A little history
Archaeologists A. Laville and R. Mansuy discovered, in 1896, the existence of a prehistoric site on the current site of the parc départemental des Hautes-Bruyères, in the south-east of the town. There, in the sand pits, they uncovered numerous flint objects from the Neolithic period, including tools, piercers, scrapers and blades, as well as weapons, axes and arrowheads. A small bronze blade was also unearthed, which makes it possible to date the site to the end of the Stone Age, at the time "when bronze, still rare, had replaced stone implements only in exceptional cases".

Selling in Villejuif
Pricing in Villejuif starts by placing your property inside the €4,044 to €5,672 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 432 sales a year, Villejuif absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Villejuif property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Villejuif
Reading the €4,044 to €5,672 band is a buyer’s main tool in Villejuif. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

No five-year reading is available for Villejuif. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Créteil sits 28 % below and Vincennes 75 % above. Those are the gaps a buyer widening their search area actually meets.
