Villefranche-sur-Saône covers 9.5 km², lies between 167 and 220 m above sea level and had 36,172 inhabitants in the 2023 census.

A little history
The sires de Beaujeu, wishing to protect themselves from the archbishops of Lyon, decided to create a town around Limas in 1140, facing the enemy fortress of Anse. Guichard IV de Beaujeu, sire de Beaujeu, founded the couvent des Cordeliers de Villefranche in 1216, during the lifetime of Saint François. In 1260, they granted a charter of franchise to the town, from which it takes its name, to encourage people to settle there. The old town (which corresponds today to the hyper-centre) was laid out on a plan evoking a boat aligned along the current rue Nationale.

Pricing in Villefranche-sur-Saône starts by placing your property inside the €1,917 to €2,940 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 567 sales a year, Villefranche-sur-Saône absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Villefranche-sur-Saône
Reading the €1,917 to €2,940 band is a buyer’s main tool in Villefranche-sur-Saône. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
