Villebon-sur-Yvette (pronounced [vilbɔ̃ sʏʁ ivɛt̪]) is a French commune situated in the département of Essonne in the Île-de-France region. An agricultural village until the end of the 19th century, located at the far end of the vallée de Chevreuse, Villebon-sur-Yvette experienced, from the beginning of the 20th century, development first as a holiday retreat and then as a residential area with the arrival of the railway, which makes it today a suburban commune of the urban unit of Paris. Benefiting from the presence within its boundaries of the parc d'activités de Courtabœuf, the Grand Dôme and the retail zone of Villebon 2, it has become one of the wealthiest communes in the département.
A little history
Origins. Preventive excavations carried out at les Sablons for the boring of the TGV tunnel in 1984 uncovered nearly three hundred pieces, fashioned tools and cutting waste, dating from the Upper Palaeolithic. Later, a Gallo-Roman Villa-Bona would give its name to Villebon. A legend recounts that in 451, sainte Geneviève, having protected Paris from the advance of the Huns, stopped to quench her thirst at a spring that bears her name in the current parc du château. In 745, King Pépin le Bref donated the fief of Palaiseau to the abbaye de Saint-Germain-des-Prés.

Selling in Villebon-sur-Yvette
Pricing in Villebon-sur-Yvette starts by placing your property inside the €2,909 to €3,721 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 103 sales a year, Villebon-sur-Yvette is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Villebon-sur-Yvette property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Villebon-sur-Yvette
Reading the €2,909 to €3,721 band is a buyer’s main tool in Villebon-sur-Yvette. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
