Pontoise, the town
Pontoise covers 7.2 km², lies between 22 and 87 m above sea level and had 31,970 inhabitants in the 2023 census.
Pontoise is a French commune situated in the Île-de-France region, on the right bank of the Oise, approximately twenty-five kilometres north-west of Paris. As the chief town of the Val-d'Oise département, the prefecture is not located in the chief town but in the neighbouring town of Cergy, following the creation of the new town of Cergy-Pontoise, which constitutes a unique case in metropolitan France. The town is home to one of the most important judicial complexes in the country and is the seat of the diocèse de Pontoise, separated from that of Versailles in 1966.
A little history
Pontoise is the historic capital of the Vexin français. From 1964 to 1970 it served as the sole prefecture of the Val-d'Oise, before becoming a sub-prefecture (until 1 April 2016, the date of the definitive closure of the sous-préfecture de Pontoise) whilst remaining the chief town of the département. It today houses the residence of the prefect whilst Cergy accommodates the prefecture. It may perhaps be a foundation predating the Roman era.

Selling in Pontoise
Pricing in Pontoise starts by placing your property inside the €2,313 to €3,753 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 315 sales a year, Pontoise absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Pontoise property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Pontoise
Reading the €2,313 to €3,753 band is a buyer’s main tool in Pontoise. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
