Franconville, the town
Franconville covers 6.2 km², lies between 54 and 167 m above sea level and had 37,754 inhabitants in the 2023 census.
Franconville (sometimes called Franconville-la-Garenne, its common name), is a French commune situated in the département of Val-d'Oise, in the Île-de-France region. It is the fifth largest town in the département by population.
A little history
The early history of Franconville is very poorly documented. In their respective publications, local historians disagree on the date of the first mention of the name of the commune in the archives. Today, it is the theses of Franconville resident André Vaquier that are considered authoritative. According to him, the name Franconville appears for the first time in 1137, the year in which the will of abbé Suger de Saint-Denis, the lord of the time, was written. The historian Henri Mataigne, in the work he devoted to Franconville, puts forward a much earlier date, 860, but gives no indication that would allow the document to which he refers to be traced.

Selling in Franconville
Pricing in Franconville starts by placing your property inside the €2,500 to €3,646 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 465 sales a year, Franconville absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Franconville property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Franconville
Reading the €2,500 to €3,646 band is a buyer’s main tool in Franconville. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

No five-year reading is available for Franconville. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Sarcelles sits 32 % below and Bezons 32 % above. Those are the gaps a buyer widening their search area actually meets.
