Selling in Noisy-le-Sec
Pricing in Noisy-le-Sec starts by placing your property inside the €2,889 to €4,161 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 312 sales a year, Noisy-le-Sec absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Noisy-le-Sec
Reading the €2,889 to €4,161 band is a buyer’s main tool in Noisy-le-Sec. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
