Montereau-Fault-Yonne, pronounced [mɔ̃tʁofotjɔn], is a French commune situated in the département of Seine-et-Marne in the Île-de-France region. Commonly known as « Montereau », it should not be confused with the commune of Montereau in the Loiret or with the commune of Montereau-sur-le-Jard, in Seine-et-Marne, 6 km to the north of Melun. In 2023, it is the 14th most populous town in Seine-et-Marne with 22,279 inhabitants according to the latest official figures.
A little history
Human settlement has been attested for more than six thousand years around the confluence of the Seine and the Yonne, evidenced by several archaeological sites from the late Neolithic, the Bronze Age and the Iron Age. Montereau belongs to the diocese of Sens and the deanery of Marolles. The town owes its origin to a small monastery built in the 6th century whose chapel is dedicated to Saint Martin. The town was then divided into three parishes. Saint-Nicolas stood on the right bank of the Seine. Saint-Maurice lay between the Seine and the Yonne and Saint-Loup stood on the left bank.

Buying in Montereau-Fault-Yonne
Reading the €1,642 to €2,351 band is a buyer’s main tool in Montereau-Fault-Yonne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
