Magny-le-Hongre, the town

Magny-le-Hongre covers 4.7 km², lies between 65 and 135 m above sea level and had 9,060 inhabitants in the 2023 census.

Magny-le-Hongre is a French commune situated in the département of Seine-et-Marne, in the Île-de-France region. It is a member of Val d'Europe Agglomération. It is situated near the A4 motorway linking Paris to the west to Strasbourg to the east, and the Disneyland Paris leisure complex.

A little history

In 1589, during the drafting of the coutume de Paris, Thomas le Pilleur, conseiller notaire and secretary to the king, contrôleur de l'audience de Paris, was lord and châtelain of Bailly, Serris, Chatou, Magny le Hongre and Vères in part. There was at that time a small château built on his fief which took the name des Pilleurs, a name subsequently retained with alterations. Thus, later in the 18th century, the fief d'Epilleurs is found, also known as de Pileuse, or Esblemeuse. At that time, the château no longer existed. Only the moats remained and the fief was then of no importance.

Selling in Magny-le-Hongre

Pricing in Magny-le-Hongre starts by placing your property inside the €4,211 to €5,432 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 117 sales a year, Magny-le-Hongre is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Magny-le-Hongre property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Magny-le-Hongre

Reading the €4,211 to €5,432 band is a buyer’s main tool in Magny-le-Hongre. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
