Louveciennes, the town
Louveciennes covers 5.4 km², lies between 24 and 179 m above sea level and had 7,990 inhabitants in the 2023 census.
Louveciennes, formerly known as Luciennes, is a French commune situated in the département des Yvelines in the Île-de-France region. Louveciennes belongs to the canton du Chesnay-Rocquencourt. It is located in the near western suburbs of Paris.
A little history
Like the majority of communes in the Yvelines, Louveciennes was under the authority of the abbaye de Saint-Denis in the 11th century. A small village of farmers cultivating fruit trees and vines on the slopes of the Seine, its "awakening" took place in the 17th century when Louis XIV established his court at Versailles and had the château de Marly built. From 1681 to 1684, the construction of the machine de Marly transformed the daily life of the village. The waters of the Seine, drawn at Bougival, were carried up through pipes crossing the communal territory as far as the aqueduct built on its heights.

Selling in Louveciennes
Pricing in Louveciennes starts by placing your property inside the €3,533 to €4,513 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 69 sales a year, Louveciennes is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Louveciennes property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Louveciennes
Reading the €3,533 to €4,513 band is a buyer’s main tool in Louveciennes. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Louveciennes market is moving
Over the last twelve published months the median apartment price moved by -8.1 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.
No five-year reading is available for Louveciennes. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Sartrouville sits 7 % below and Versailles 65 % above. Those are the gaps a buyer widening their search area actually meets.
