Longuyon, the town

Longuyon covers 29.7 km², lies between 203 and 389 m above sea level and had 5,134 inhabitants in the 2023 census.

Longuyon [lɔ̃gɥijɔ̃] is a French commune situated in the département of Meurthe-et-Moselle, in the Grand Est region. The town is situated not far from Belgium and the Grand Duchy of Luxembourg. Historically, Longuyon was a military and railway town.

A little history

Longuyon is made up of the hamlets of Villancy and Noërs, as well as the farms of Basseval, Fossieux, Fontaine-Saint-Martin, Moncel, Froidcul and the forge of Dorlon. From 855, Longuyon formed part of the kingdom of Lotharingie, where the Church extended its power well beyond the present-day borders. Longuyon was the chief town of a bailliage from June 1751 to 1789, then chief town of a canton until 2015. Two forges existed on the territory of Longuyon, the forge de Longuyon and the forge de Lopigneux.

Selling in Longuyon

Pricing in Longuyon starts by placing your property inside the €681 to €1,083 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 82 sales a year, Longuyon is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Longuyon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Longuyon

Reading the €681 to €1,083 band is a buyer’s main tool in Longuyon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Longuyon market is moving

Over the last twelve published months the median apartment price moved by +19.3 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Longuyon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
