Le Vésinet, the town

Le Vésinet covers 5 km², lies between 26 and 47 m above sea level and had 15,554 inhabitants in the 2023 census.

Le Vésinet is a French commune situated to the east of the département des Yvelines in the Île-de-France region. Officially established as an autonomous commune on 31 May 1875, it has the distinction of having grown from one of the first housing developments created in the Paris region at the end of the 19th century. It is a residential commune in the western Paris area, organised around parks, lakes and artificial rivers, served by green thoroughfares lined with trees that are over a hundred years old.

A little history

In a charter of 704, King Childebert III granted the land of Le Pecq and its annex Le Vésinet to the monks of the abbaye de Fontenelle, which became Saint-Wandrille in the 12th century. The present-day territory of Le Vésinet was at that time covered by a forest, part of the ancient forêt d'Yveline, acquired by King François Ier in the 16th century and remaining for a long time a hunting domain of the crown. From the Middle Ages to the reign of Louis XIV, the forest had a poor reputation. This did not, however, prevent Louis XIV from hawking there. Le cardinal de Noailles had the forest cleared and built houses and a chapel there for farmworkers.

Selling in Le Vésinet

Pricing in Le Vésinet starts by placing your property inside the €4,794 to €6,520 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 260 sales a year, Le Vésinet absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Le Vésinet property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Le Vésinet

Reading the €4,794 to €6,520 band is a buyer’s main tool in Le Vésinet. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Le Vésinet market is moving

Over the last twelve published months the median apartment price moved by -0.7 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Le Vésinet. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Sartrouville sits 33 % below and Versailles 18 % above. Those are the gaps a buyer widening their search area actually meets.
