Le Port-Marly, the town

Le Port-Marly covers 1.4 km², lies between 22 and 108 m above sea level and had 5,559 inhabitants in the 2023 census.

Le Port-Marly is a French commune situated in the département of Yvelines in the Île-de-France region. Its inhabitants are called the Marlyportains.

A little history

5th century Some historians have suggested that the port was a Roman warehouse. Merilus, a Gallo-Roman landowner, possessed a villa (fondus) at Marly. 6th and 12th centuries The monks engaged in clearing the forest of Cruye (Marly) encouraged the development of the town and consequently the importance of the port, which was well situated in the hollow of a bend in the Seine. It was the only outlet available to the town at a time when the river was the sole and most reliable means of communication. 13th century A notarised deed attests to the port being referred to indiscriminately as the Port de la Loge or the Port de Marly.

Selling in Le Port-Marly

Pricing in Le Port-Marly starts by placing your property inside the €3,577 to €4,888 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 66 sales a year, Le Port-Marly is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Le Port-Marly property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Le Port-Marly

Reading the €3,577 to €4,888 band is a buyer’s main tool in Le Port-Marly. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
