Guingamp, the town

Guingamp covers 3.4 km², lies between 62 and 126 m above sea level and had 7,111 inhabitants in the 2023 census.

Guingamp, Gwengamp [ˈɡwɛ̃ŋɡãmp] in Breton, is a French commune situated in the département of Côtes-d'Armor, in Bretagne. It is a member of the association Petite cité de caractère.

A little history

Numerous Palaeolithic, Neolithic and Bronze Age tumuli and dolmens are found in the Guingamp area (Trésor de Kérivoa). The town is very close to the Roman road leading to Vorgium, passing in particular through Saint-Adrien and Plésidy. The Penthièvre was for a time reduced to a small county known as the county of Guingamp. Excavations carried out by Laurent Beuchet at the château de Guingamp have revealed the three castles built successively on the same site.

Selling in Guingamp

Pricing in Guingamp starts by placing your property inside the €1,358 to €2,847 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 173 sales a year, Guingamp absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Guingamp property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Guingamp

Reading the €1,358 to €2,847 band is a buyer’s main tool in Guingamp. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Guingamp market is moving

Over the last twelve published months the median apartment price moved by +24 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Guingamp. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saint-Brieuc sits 12 % below and Saint-Cast-le-Guildo 140 % above. Those are the gaps a buyer widening their search area actually meets.
