Dinan, the town

Dinan covers 8.7 km², sits at 76 m above sea level and had 14,764 inhabitants in the 2023 census.

Dinan is a new French commune, created on 1 January 2018 by the merger of the communes of Dinan and Léhon. A sub-prefecture of the département of Côtes-d'Armor, in the Bretagne region, it is a town of the Poudouvre, a traditional area in the north of Haute-Bretagne. The town of Dinan is fortified by a ring of ramparts and was defended by an imposing château.

A little history

The Dinan region has been inhabited since the Neolithic period, as evidenced by the presence of a ruined dolmen at the edge of the town in the direction of Lanvallay. Its proximity to the great Gallo-Roman city of Corseul and the Gaulish and subsequently Gallo-Roman port of Taden allows a human occupation during that period to be inferred. The territory of Dinan belonged, more than two thousand years ago, to the Gaulish people of the Coriosolites. In the Gallo-Roman era, it formed part of Gallia Lugdunensis.

Selling in Dinan

Pricing in Dinan starts by placing your property inside the €2,132 to €3,183 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 275 sales a year, Dinan absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Dinan property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Dinan

Reading the €2,132 to €3,183 band is a buyer’s main tool in Dinan. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Dinan market is moving

Over the last twelve published months the median apartment price moved by +5.5 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Dinan. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saint-Brieuc sits 35 % below and Saint-Cast-le-Guildo 76 % above. Those are the gaps a buyer widening their search area actually meets.
