Garges-lès-Gonesse covers 5.5 km², lies between 34 and 80 m above sea level and had 41,791 inhabitants in the 2023 census.
Garges-lès-Gonesse is a French commune in the northern suburbs of Paris, situated in the arrondissement de Sarcelles, in the south-east of the département du Val-d'Oise, within the Parisian conurbation in the région Île-de-France. Its inhabitants are known as the Gargeois and the Gargeoises. Once a rural village, Garges-lès-Gonesse was transformed into a suburban commune at the beginning of the 20th century, though it was during the 1950s that the town underwent profound changes.
A little history
The existence of Garges is attested in 832 under the name of Gahareim, and at that time it fell under the authority of the powerful abbaye de Saint-Denis. The seigneurie de Garges appears never to have belonged to a single lord, but always to a variety of individuals, which was generally the case with former direct dependencies of the royal domain. In 950, Garges was granted as a fief to Hugues le Grand. There were numerous beneficiaries, among them the abbaye de Saint-Denis.

Buying in Garges-lès-Gonesse
Reading the €1,969 to €2,667 band is a buyer’s main tool in Garges-lès-Gonesse. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
