A little history
Situated on the boundary of the territories of the Parisii and Carnutes tribes, Fontenay lay within the forest of l'Yveline. Cleared and brought into cultivation from the 11th century onwards by Benedictine monks from Marmoutier, the village developed with a focus on agriculture, particularly cereal farming. The église Saint-Germain dates from the 11th century and was rebuilt in the 16th century. In the 17th century, part of the parish of Fontenay-le-Fleury was incorporated into the park of Versailles created by Louis XIV in order to have a hunting estate at his disposal. The estate, including Fontenay among other places, was surrounded by towers and walls, and the farms were bought back by the Crown.

Selling in Fontenay-le-Fleury
Pricing in Fontenay-le-Fleury starts by placing your property inside the €2,555 to €4,117 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 110 sales a year, Fontenay-le-Fleury is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Buying in Fontenay-le-Fleury
Reading the €2,555 to €4,117 band is a buyer’s main tool in Fontenay-le-Fleury. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
