Capbreton, the town
Capbreton covers 21.8 km², lies between 0 and 51 m above sea level and had 9,184 inhabitants in the 2023 census.
Capbreton is a French commune situated in the Landes département, in the Nouvelle-Aquitaine region. The inhabitants are known as Capbretonnais. A very active pleasure and fishing port (which was formerly able to go and fish for cod as far as Terre-Neuve), Capbreton is a well-known seaside resort situated directly opposite Soorts-Hossegor on the Atlantic Ocean, where the rivers du Bouret and du Boudigau come to an end.
A little history
It is in the second half of the 12th century that the name Capbreton appears for the first time in the archives of Bayonne. The history of the two towns is then intimately linked, for better and for worse, as the people of Bayonne, at the cost of incessant struggles and legal disputes, sought to secure a monopoly over commercial trade on the Adour and its maritime outlet. There exists off the coast of Terre-Neuve the île du Cap-Breton. Does it take its name from Capbreton?

Selling in Capbreton
Pricing in Capbreton starts by placing your property inside the €5,321 to €7,530 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 341 sales a year, Capbreton absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Capbreton property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Capbreton
Reading the €5,321 to €7,530 band is a buyer’s main tool in Capbreton. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
