Balma, the town
Balma covers 16.6 km², lies between 135 and 218 m above sea level and had 17,772 inhabitants in the 2023 census.
Balma is a French commune situated in the suburbs of Toulouse, in the north-east of the département of Haute-Garonne, in the région of Occitanie. From a historical and cultural standpoint, the commune lies within the pays toulousain, which extends around Toulouse along the valley of the Garonne, bordered to the west by the coteaux du Savès, to the east by those of the Lauragais and to the south by those of the valley of the Ariège and the Volvestre. Exposed to an altered oceanic climate, it is drained by the Hers-Mort, the Saune, the Seillonne, the ruisseau de Noncesse and by various other small watercourses.
A little history
Known life in the commune of Balma begins as far back as prehistory (the terminal part of the lower Palaeolithic), as evidenced by collections of prehistoric artefacts made in the 19th century and deposited at the muséum de Toulouse. In the Middle Ages it was a small fief belonging, at least in part, to the bishopric of Toulouse, and was erected as an episcopal barony in 1279. It was therefore the bishop who was at that time lord and baron of Balma, and then the archbishop after the elevation of the bishopric of Toulouse to the rank of archbishopric in 1317. The baronnie de Balma had two consulats, that of Pin and that of Balma.

Selling in Balma
Pricing in Balma starts by placing your property inside the €3,045 to €3,624 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 247 sales a year, Balma absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Balma property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Balma
Reading the €3,045 to €3,624 band is a buyer’s main tool in Balma. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
