Located to the north-west of Grenoble, with which it shares a border, the commune has been a member of the métropole de Grenoble since the creation of what was still a communauté d'agglomération at the time. A little history
The site of l'Hermitage was occupied as far back as the Neolithic period. A cup-marked stone known as the pierre de Clémencières was found in a wall of the hamlet of the same name at the beginning of the 20th century by Hippolyte Müller and is currently held at the Musée dauphinois de Grenoble. On the summit ridge of mont Rachais, at an altitude of around 1,000 m, Müller discovered pottery remains and a piece of flint, whilst researchers found traces resembling a protohistoric earthwork, probably of Gaulish origin, an ancient field protected by a palisade. A Gallo-Roman watchtower and a Roman corbelled road, cut into the cliff face, were discovered on the Néron.

Selling in Saint-Martin-le-Vinoux
Pricing in Saint-Martin-le-Vinoux starts by placing your property inside the €1,799 to €3,070 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 63 sales a year, Saint-Martin-le-Vinoux is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Buying in Saint-Martin-le-Vinoux
Reading the €1,799 to €3,070 band is a buyer’s main tool in Saint-Martin-le-Vinoux. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
