Prévessin-Moëns is a French commune, situated in the département of Ain in the Auvergne-Rhône-Alpes region. It belongs to the Aire Urbaine de Genève - Annemasse. The commune was created on 1 January 1975 through the merger of the communes of Prévessin and Moëns.
A little history
The current border between Prévessin-Moëns and Switzerland derives from the treaty between France and the Allied Powers, concluded in Paris on 20 November 1815, known as the Traité de Paris of 1815, and defined in its Article 1, paragraph 3. This treaty established the principles for the cession of part of the Pays de Gex to the canton of Geneva, with the neighbouring commune of Meyrin being ceded to the canton. The numerous boundary markers placed along the limits of the commune attest to a demarcation carried out in 1818, but it was nonetheless necessary to wait for the procès-verbal de démarcation de la frontière entre la France et le Canton de Genève of 20 July 1825 to ratify the Traité de Paris.

Selling in Prévessin-Moëns
Pricing in Prévessin-Moëns starts by placing your property inside the €4,399 to €5,945 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 126 sales a year, Prévessin-Moëns is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Buying in Prévessin-Moëns
Reading the €4,399 to €5,945 band is a buyer’s main tool in Prévessin-Moëns. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
