Pont-Évêque, the town

Pont-Évêque covers 8.8 km², lies between 165 and 321 m above sea level and had 6,213 inhabitants in the 2023 census.

Pont-Évêque (pronounced [pɔ̃.t‿evɛk]) is a French commune situated in the département of Isère, in the Auvergne-Rhône-Alpes region. Formerly situated in the royal province of Dauphiné, the commune is a member of the Vienne Condrieu Agglomération community and its inhabitants are known as the Episcopontains.

A little history

In the 5th century, the bodies of three Viennese martyrs, Séverin, Exupère and Félicien, were buried in a small church dedicated to Saint Romain before Barnard, Archbishop of Vienne, transferred them in 841 to Romans. Until its destruction by the Protestants in 1562, the solemn procession on Rogation Tuesday, in which the clergy of Vienne (secular and regular) took part, arrived at Saint-Romain. Like Chasse-sur-Rhône, Chuzelles, or Serpaize, Pont-Évêque is a recent municipal entity, having been created on 20 July 1867.

Selling in Pont-Évêque

Pricing in Pont-Évêque starts by placing your property inside the €1,684 to €2,500 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 78 sales a year, Pont-Évêque is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Pont-Évêque property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Pont-Évêque

Reading the €1,684 to €2,500 band is a buyer’s main tool in Pont-Évêque. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
