A little history

A few dates. During Roman Antiquity, the col du Montgenèvre was a crossing point for one of the Roman roads, the voie Domitienne (Via Domitia). According to some, Montgenèvre and the col de Montgenèvre may have been crossed by the troops of Hannibal during his crossing of the Alps following the future voie des Alpes. In 58 BC, Jules César crossed the Montgenèvre to travel to Gaul.

Selling in Montgenèvre

Pricing in Montgenèvre starts by placing your property inside the €3,295 to €5,657 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 65 sales a year, Montgenèvre is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Montgenèvre property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Montgenèvre

Reading the €3,295 to €5,657 band is a buyer’s main tool in Montgenèvre. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

The negotiation turns on the property itself and on comparable sales nearby (works, energy rating, aspect, charges).

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
