Gap, the town
Gap covers 110.4 km², lies between 625 and 2,360 m above sea level and had 41,293 inhabitants in the 2023 census.
Gap is a French commune with just over 41,000 inhabitants. It is the prefecture of the département des Hautes-Alpes, in the Provence-Alpes-Côte d'Azur region, and the most populous town in the southern half of the Alpine massif. The town is situated at the crossroads of a north-south axis linking Grenoble to Sisteron and an east-west axis linking the Rhône valley to Briançon.
A little history
The first settlement of Gap is thought to date back to the Neolithic period. The culture of these first inhabitants formed part of the Chasséen méridional. The very rare traces of the pre-Roman era consist of the remains of an oppidum located at the top of the hill of Saint-Mens, with a few visible traces of a dolmen uncovered in 1866 and an ancient cemetery at the lieu-dit Pré Camargue. However, no remains have been preserved from these last two discoveries. Gaulish denarii have also been found.

Selling in Gap
Pricing in Gap starts by placing your property inside the €1,890 to €2,793 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 605 sales a year, Gap absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Gap property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Gap
Reading the €1,890 to €2,793 band is a buyer’s main tool in Gap. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
