Grigny, the town

Grigny covers 4.9 km², lies between 32 and 84 m above sea level and had 26,842 inhabitants in the 2023 census.

Grigny (pronounced [gʁiɲi]) is a French commune in the département of Essonne in the Île-de-France region. Its inhabitants are known as the Grignois or the Grignards. Grigny was successively the site of one of the most significant pre-Merovingian necropolises ever discovered, then a seigneurial estate that welcomed the Protestants of Paris at the time of the signing of the édit de Nantes, and finally a quarrymen's village.

A little history

A bronze dagger, a flat copper axe and a bone awl brought up in 1869 during dredging works on the Seine attest to human presence on the site since the Bronze Age. Objects discovered in the sand quarries in 1919 dated back to the Stone Age, further confirming human occupation from these distant times. In 1969, preventive excavations carried out before the construction of the gare de Grigny - Centre uncovered the remains of a Gallo-Roman villa rustica, including a twenty-metre-long enclosure wall, pottery and metal objects of everyday life dating from the 2nd and 4th centuries.

Selling in Grigny

Pricing in Grigny starts by placing your property inside the €915 to €1,567 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 126 sales a year, Grigny is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Grigny property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Grigny

Reading the €915 to €1,567 band is a buyer’s main tool in Grigny. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

How the Grigny market is moving

Over the last twelve published months the median apartment price moved by -0.1 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Grigny. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Savigny-sur-Orge 171 % above. Those are the gaps a buyer widening their search area actually meets.
