Épernay, the town
Épernay covers 22.7 km², lies between 68 and 251 m above sea level and had 22,174 inhabitants in the 2023 census.
Épernay is a French commune situated in the Marne department, in the Grand Est region. In 2016 it was the 3rd most populous town in the Marne, behind Reims and Châlons-en-Champagne. A town established at the heart of a wine-growing region, the bulk of its modern history and its economy are linked to champagne, the production of which developed from the 18th century onwards and which constitutes its principal tourist attraction.
A little history
No documents concerning the founding of the town have been found, but it is known that in the Gallo-Roman era, the Marne served as the boundary between Celtic Gaul and Belgic Gaul. Épernay, being on the left bank, belonged to Celtic Gaul. It appears in certain writings from the 5th century onwards, a date generally considered to be that of the founding of the town. It is generally accepted that the founding of Épernay dates from 418, the site already being of considerable importance in 445.

Selling in Épernay
Pricing in Épernay starts by placing your property inside the €1,428 to €2,092 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 358 sales a year, Épernay absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Épernay property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Épernay
Reading the €1,428 to €2,092 band is a buyer’s main tool in Épernay. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
