Crosne, the town
Crosne covers 2.5 km², lies between 30 and 92 m above sea level and had 9,610 inhabitants in the 2023 census.
Crosne (pronounced [kʁon]) is a French commune situated eighteen kilometres south-east of Paris in the département of Essonne in the Île-de-France région. Inhabited since prehistoric times, a crossing point of the Yerres along the important road of Gallo-Roman origin following the right bank of the Seine, a village that was by turns the property of abbeys and lords close to royal power where the poet Nicolas Boileau lived, briefly attached to Villeneuve-Saint-Georges, the commune welcomed a cohort of the Légion d'honneur at the beginning of the nineteenth century.
A little history
The site of Crosne has been populated since the Neolithic period, as attested by the discovery on its territory of remains dating from that era, an adze found around 1947 and a polished axe in 1977. Other remains discovered at Villeneuve-Saint-Georges or at Montgeron contribute to confirming that this place was frequented. Imposed by the geography of the edges of the Yerres, the route of the path running along the right bank of the river (corresponding more or less to the départementale 32 today) is lost in the mists of time. By its situation, it was certainly at the origin of the definitive settlement of these places.

Selling in Crosne
Pricing in Crosne starts by placing your property inside the €2,358 to €3,137 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 110 sales a year, Crosne is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Crosne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Crosne
Reading the €2,358 to €3,137 band is a buyer’s main tool in Crosne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
