Cauterets, the town

Cauterets covers 156.8 km², lies between 503 and 3,300 m above sea level and had 829 inhabitants in the 2023 census.

Cauterets [koteʁɛ] is a French commune situated in the south-west of the département of Hautes-Pyrénées, in the region of Occitanie. From a historical and cultural standpoint, the commune is in the province of Lavedan, the south-western part of Bigorre, made up of a set of seven valleys upstream of the town of Lourdes. Exposed to a mountain climate, it is drained by the gave de Pau.

A little history

Numerous prehistoric and protohistoric remains have been found in the valleys above Cauterets, eleven cromlechs, four tumulus-cromlechs, six simple tumuli and five dolmens. The cromlechs are mostly situated in the valley of Marcadau and on a number of plateaux and pastures. There are few traces of the period preceding the Roman conquest. From the Gallo-Roman era, remains of thermal use of the waters of Cauterets have been uncovered, including a pool.

Selling in Cauterets

Pricing in Cauterets starts by placing your property inside the €2,929 to €4,142 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 167 sales a year, Cauterets absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Cauterets property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Cauterets

Reading the €2,929 to €4,142 band is a buyer’s main tool in Cauterets. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Cauterets market is moving

Over the last twelve published months the median apartment price moved by +0.9 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Cauterets. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Lannemezan sits 72 % below. Those are the gaps a buyer widening their search area actually meets.
