Tarbes, the town

Tarbes covers 15.3 km², lies between 284 and 326 m above sea level and had 44,399 inhabitants in the 2023 census.

Tarbes (['taʁbə] in southern French, [taʁb] in standard) is a commune in the Bigorre, in the South-West of France. It is also the prefecture of the département des Hautes-Pyrénées, in the région Occitanie. The town is situated on the Pyrenean axis, which runs from the Atlantic to the Mediterranean, not far from the Franco-Spanish border.

A little history

In the 3rd century BC, the foundations of the Tarbaise city came into being, according to the evidence of remains excavated from the subsoil. Out of necessity for the salt trade, merchants who were in all likelihood Aquitanian travelled along the Pyrenean foothills. To continue their journey, they had to use a ford in order to cross the Adour, which came down from the mountains.

Selling in Tarbes

Pricing in Tarbes starts by placing your property inside the €1,096 to €1,696 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 828 sales a year, Tarbes absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Tarbes property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Tarbes

Reading the €1,096 to €1,696 band is a buyer’s main tool in Tarbes. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Tarbes market is moving

Over the last twelve published months the median apartment price moved by +2.4 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Tarbes. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Lannemezan sits 29 % below and Cauterets 156 % above. Those are the gaps a buyer widening their search area actually meets.
