Argelès-Gazost [aʁʒəlɛs ɡazɔst] is a French commune situated in the west of the département of Hautes-Pyrénées, of which it is a sub-prefecture, in the region of Occitanie. It is the central town of a small conurbation of thirteen communes with approximately 7,000 inhabitants, the unité urbaine d'Argelès-Gazost. From a historical and cultural standpoint, the commune lies within the province of Lavedan, the south-western part of Bigorre, made up of a group of seven valleys upstream of the town of Lourdes.
A little history
Today the main crossroads of the Lavedan, the commune, built in an amphitheatre on the terrace overlooking the gave de Pau, saw its old quarters absorb the former villages of Ourout and Vieuzac. Served by the railway from 1870, Argelès enjoyed a golden period at the end of the 19th century. The casino and the 20-hectare English-style park bear witness to this prosperous era. Won over by its microclimate and the flourishing Pyrenean literary movement, visitors taking the waters did not hesitate to have large villas built. They even gave rise to activities that made the village a kind of Pau in miniature.

Selling in Argelès-Gazost
Pricing in Argelès-Gazost starts by placing your property inside the €2,033 to €2,987 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 59 sales a year, Argelès-Gazost is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Argelès-Gazost property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Argelès-Gazost
Reading the €2,033 to €2,987 band is a buyer’s main tool in Argelès-Gazost. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
