Cahors [ka.ɔʁ] is a commune in the South-West of France. Situated in the Occitanie region, the préfecture of the Lot, the main town of the département, is also the central town of the communauté d'agglomération du Grand Cahors. It had a population of 20,050 inhabitants in 2023, at the heart of an agglomeration of 24,307 inhabitants, and an intercommunality of the Grand Cahors of 42,094 inhabitants in 2022.
A little history
The Quercy, of which the département of the Lot is one of the components, was inhabited 335,000 years ago, as shown by the caves of Pradayrol at Caniac-du-Causse or those of the Célé valley such as the grotte du Pech Merle at Cabrerets. One of the Gaulish peoples of the South-West, the Cadurques, subsequently came to settle on the heights where vestiges of their fortified oppida remain. One of their strongholds, Uxellodunum, was in 51 BC one of the last bastions resisting Caesar's conquest.

Selling in Cahors
Pricing in Cahors starts by placing your property inside the €1,233 to €1,887 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 346 sales a year, Cahors absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Cahors property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Cahors
Reading the €1,233 to €1,887 band is a buyer’s main tool in Cahors. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Luzech sits 27 % below and Pradines 9 % above. Those are the gaps a buyer widening their search area actually meets.
