Boussy-Saint-Antoine, the town

Boussy-Saint-Antoine covers 2.9 km², lies between 39 and 90 m above sea level and had 8,097 inhabitants in the 2023 census.

Boussy-Saint-Antoine (pronounced [busi sɛ̃t̪ ɑ̃t̪wan]) is a French commune situated twenty-three kilometres south-east of Paris in the département of l'Essonne in the Île-de-France region. Its inhabitants are called the Buxaciens or Buxassiens.

A little history

The presence of a menhir on the banks of the Yerres demonstrates the prehistoric occupation of the territory by humans. Upon the death of Childéric III, the royal domain of Brunoy was broken up in 750, thus allowing the creation of Buciacum, which would later become Boussy. Philippe Auguste had ceded to the monks of Saint Germain des Prés a gate of Paris, with authorisation to establish stalls and shops along the ramparts, on the condition that they maintain the towers, turrets and fortifications. In 1350, Simon de Buci took this gate on a lease, repaired it and left it his name.

Selling in Boussy-Saint-Antoine

Pricing in Boussy-Saint-Antoine starts by placing your property inside the €1,869 to €3,212 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 68 sales a year, Boussy-Saint-Antoine is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Boussy-Saint-Antoine property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Boussy-Saint-Antoine

Reading the €1,869 to €3,212 band is a buyer’s main tool in Boussy-Saint-Antoine. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

The negotiation turns on the property itself and on comparable sales nearby (works, energy rating, aspect, charges).

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
