Arpajon, the town

Arpajon covers 2.4 km², lies between 47 and 89 m above sea level and had 11,698 inhabitants in the 2023 census.

Arpajon (pronounced [aʁpaʒɔ̃]) is a French commune situated approximately 30 kilometres from Paris in the département de l'Essonne in the Île-de-France region. From the Gallo-Roman castrum that became Chastres (also Chastres-sous-Montlhéry) in 250 on the important road from Paris to Orléans, the rich market-gardening territory at the heart of the Hurepoix became Arpajon, seigneury of the powerful maréchal Philippe de Noailles. Connected to the capital from the second half of the 19th century by the Arpajonnais and by the ligne Brétigny-Tours, it became both a holiday destination and an important industrial and agricultural centre.

A little history

During the era of Roman Gaul, a castrum was established at the crossroads between the road from Lutèce to Cenabum and the river l'Orge in the valley, on what was the territory of the tribe of the Parisii. The uncovering in 1960 of remains, notably a Gallo-Roman cemetery, confirms this ancient occupation. The evolution of the name towards Chastres is sometimes dated to around the year 250. Two megalithic monuments survive, one in the park of the bibliothèque, the other close to the Rémarde. An inscription in Gaulish was found in 1947 and is kept at the musée municipal de Saint-Germain-en-Laye.

By property type in Arpajon, T2 at €3,046/m², T3 at €3,108/m², studio at €3,250/m², T4 at €2,788/m².

The studio carries the highest price per square metre and the T4 the lowest, a gap of 17 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T2 is what changes hands most often here, with 42 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Arpajon

Pricing in Arpajon starts by placing your property inside the €2,631 to €3,601 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 145 sales a year, Arpajon is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Arpajon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Arpajon

Reading the €2,631 to €3,601 band is a buyer’s main tool in Arpajon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

How the Arpajon market is moving

Over the last twelve published months the median apartment price moved by -1.1 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Arpajon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Évry-Courcouronnes sits 29 % below and Massy 31 % above. Those are the gaps a buyer widening their search area actually meets.
