Villeneuve-Loubet, the town
Villeneuve-Loubet covers 19.6 km², lies between 0 and 213 m above sea level and had 17,548 inhabitants in the 2023 census.
Villeneuve-Loubet [vilnœv lube] (Vilanòva Lobet in Provençal in the classical standard and Vilonovo-Loubet in the Mistralian standard) is a French commune situated in the département des Alpes-Maritimes, in the région Provence-Alpes-Côte d'Azur. It is a member of the Communauté d'agglomération Sophia Antipolis. Its inhabitants are called the Villeneuvois.
A little history
The oldest traces of occupation in the commune date back to protohistory with dispersed settlement across several sites, but the most significant remains of occupation currently known date back to the Iron Age and above all to the Roman period. Located on a hill overlooking the sea near the boundary with the commune of Cagnes-sur-Mer, the site of Saint-Andrieu, excavated in the 1970s by Georges Rogers, yielded traces of an indigenous hilltop settlement, probably that of the Ligures Décéates. A tradition based on the over-interpretation of sources holds that Saint-Andrieu was Aegytna, the capital of the Décéates destroyed in 154 BC by the Roman consul Quintus Opimius.

Selling in Villeneuve-Loubet
Pricing in Villeneuve-Loubet starts by placing your property inside the €4,811 to €7,121 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 481 sales a year, Villeneuve-Loubet absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Villeneuve-Loubet property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Villeneuve-Loubet
Reading the €4,811 to €7,121 band is a buyer’s main tool in Villeneuve-Loubet. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
