Saint-Malo, the town
Saint-Malo covers 36.6 km², lies between 0 and 51 m above sea level and had 47,439 inhabitants in the 2023 census.
Saint-Malo is a French commune situated in Brittany, in the département of Ille-et-Vilaine, and the principal port on the north coast of Brittany. The tourism sector is also highly developed there. Once a city of privateers, the town has 47,439 inhabitants as of 2023, known as Malouins and Malouines.
A little history
The original site of the Malouin agglomeration is the Cité d'Alet, situated to the south of the current port of Saint-Malo. During the withdrawal of the Roman army (on 16 January 423), Alet suffered numerous attacks from the North. It was after this that saint Malo, originally from present-day Wales, landed at Cézembre (then the outer harbour of Aleth) before joining (around 538) the Breton hermit Aaron on the rock to which the latter had retreated, away from the temptations of the world. This islet, called Canalch (Canalchius insulae) or the rocher d'Aaron, became the rocher de Saint-Malo upon Aaron's death in 541.

Selling in Saint-Malo
Pricing in Saint-Malo starts by placing your property inside the €3,733 to €5,469 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 850 sales a year, Saint-Malo absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Saint-Malo property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Saint-Malo
Reading the €3,733 to €5,469 band is a buyer’s main tool in Saint-Malo. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
